APPLICATION TO AMEND LEASE

Application to Amend Lease

Tenant understands he/she must find own new guest and Landlord is not obligated to search, advertise or show unit to prospects. Tenant must continue to pay rent to Landlord as usual and collect from sub lessee. Application and Guarantee from sub lessee is required and must be approved by Landlord before move. Other requirements apply per “Lease Amendment – Agreement to Sublease” form available online.

Tenant understands unit may be occupied and current guest is not obligated to move out early. If early move in is approved, unit WILL NOT BE CLEANED or REPAIRED and tenant accepts unit “as is”. See other terms per “Lease Amendment – Early Move In” form available online.

Tenant understands Landlord and Owner have monthly mortgage, maintenance, insurance and tax payment obligations to pay and depend on tenant’s regular and continuing payments as agreed in the lease. No terminations without payment in full of balance due through end of lease (see Sublease to new guest).

Tenant understands work/colors/materials must be pre-approved before starting and completed in a clean, neat and professional manner. Landlord may require a deposit or charge tenant for repairs if work is substandard or not as agreed. Please see form “Lease Amendment – Paint/Change” for more info. 

Tenant understands Landlord or Owner is not obligated to change agreed terms or respond or re-negotiate leases already signed in good faith. Non-response is not an agreement to change (need advance written permission and signed Lease Amendment).

Please note special requests may take extra time or cost and may be billable to Tenant at normal rates.
