Pet / ESA Application

Prospective Tenant requests permission to keep a pet (one pet only) inside or outside the unit at an additional cost subject to Owner rules and/or the Homeowner Association rules and regulations. Please note some Owners and Homeowner Associations ban or restrict pets and their decision is final.

ESA animals are considered pets and are subject to same rules and fees.

In consideration of Landlord’s permission to allow the pet described (and THAT PET ONLY) Tenant agrees to pay additional Pet Rent and Pet Charges in the following amounts:

  • Pet Rent: $25 per month for the entire duration of the lease (no short term stays).
  • Pet Deposit: $300 one time security deposit (refundable if no damages/repairs)
  • Pet Cleaning: $150 non-refundable extra cleaning fee at lease end to shampoo, de-flea, treat odors, etc
  • Pet Application:$100 non-refundable application fee due at lease signing

D. PET RULES and AGREEMENTS

Tenant agrees to reimburse the landlord for any damages to the interior or exterior of the premises and to indemnify and save the landlord harmless from any claim, suit, or liability for injuries or damages caused by such pet or animal. Pet reference from previous landlord may be requested to confirm condition of previous address. 


Pet must be in cage when Tenant is in class or out of unit.  Pets are not allowed to roam entire unit without owner or roommate supervision.  Pets must be caged or controlled for staff inspections, pest control visits and maintenance vendors.


Only one (including any offspring) shall be permitted by Tenant in the Premises at any time. Tenant agrees to keep pet on leash and will not allow pet to run loose on the sidewalk, hallways, or parking areas at any time. Tenant agrees that ALL pet waste will be immediately removed and properly disposed of.


Tenant will not allow pet to create a disturbance by barking or otherwise creating noise. Tenant shall keep and maintain pet in accordance with all local and municipal regulations. The pet shall not be permitted in the laundry room, pool area, or other recreational facility.


If multiple tenants, all must agree to be responsible for pet damages (if any).
